Foreign buyers can generally purchase titled property in Panama, but important restrictions and land-status issues exist. Beachfront areas, public coastal land, concessions, protected areas and property near national borders require particular care.

Before signing or paying a deposit, verify:

  • HOA finances, rules, reserve funds and history of special assessments.
  • Construction quality, warranties, permits and delivery commitments.

Property-tax treatment depends on the property’s status and taxable value. The higher exemption for a principal residence or family patrimony is not automatic and requires the appropriate registration with the tax authority.

Panama uses the U.S. dollar as legal tender, which removes a layer of currency conversion for many newcomers. Opening a local bank account, however, usually requires documented identity, address, immigration status, income source and the economic purpose of the account. Panama applies a territorial income-tax system, but “foreign client” or “foreign bank account” does not automatically mean income is foreign-source.
